Mapping Detroit’s construction boom

Posted on November 13, 2017

Detroit is seeing a resurgence in development that it hasn’t seen in decades. Two large projects—the Little Caesars Arena and the QLINE—were recently completed, and so many more are on the way. For this map, we’ve included 24 of the largest developments that have started construction or will break ground in the near future.

We recently rebuilt this map in October and have decided to update it already, since a few major announcements have been made. This includes a clearer idea of the Statler site and a new residential and grocery development on East Jefferson.

We haven’t included projects that are nearing their finish lines, including 28 Grand and the Selden. We also left out projects that haven’t seen much momentum in recent months, like the Herman Keifer project and the State Fairgrounds redevelopment. We’re hoping to have clearer details and timelines on those soon. Other projects are in the works, but have timelines that include ground breaking later in 2018. For some of the more transformational development projects, check out this map.

Did we leave out a smaller building you’re looking forward to seeing renovated? Perhaps you’re hoping to see a larger project make the map next time around? Let us know what you think in the comments or drop us a note on the tip line.

Fitzgerald Redevelopment

Ground recently broke on this transformative neighborhood redevelopment. It will include renovating 115 currently vacant homes into a mixture of rental and for sale properties; landscaping and maintenance of 192 vacant lots; and creating a 2-acre central park anchoring a new linked greenway. The project is led by The Platform and Century Partners.

Henry Ford Hospital Cancer Center

The Brigitte Harris Cancer Pavilion a six-story, 187,000-square-foot Pavilion, designed by SmithGroupJJR, broke ground this June across from the Henry Ford Hospital in New Center. Henry Ford Health Systems has bought and cleared a lot of land in the area, and this center will be part of a larger 300-acre expansion and neighborhood redevelopment.

Third & Grand

The $53.2 million mixed-use project near the Fisher Building called Third and Grand is led by The Platform. Construction of the six-story development is well underway and will bring 231 new apartments to New Center in 2018.

Pistons Training Facility

The Pistons have a new home at the Little Caeasars Arena and they’ll soon have a new practice facility a few miles away. Located near Tech Town, the new building will have a new training facility and corporate headquarters for the Pistons; a sports medicine, treatment, and rehab facility managed by Henry Ford Health System; and public spaces for community relations activation, networking receptions, and team-hosted events. Ground recently broke on the center and it should be open in 2019.

New Woodbridge Residential

This development was recently approved by the Historic District Commission. Procida-Diggs, the developer, hopes to break ground this spring on the first phase of this project, which will include building 19 new homes that will sell for $350-400,000 each.
