Farmington Hills, Michigan (June 28, 2013) – Friedman Integrated Real Estate Solutions, one of the nation’s leading providers of commercial real estate services, recently obtained Energy Star certification for five of its managed properties, totaling 702,723 square feet. The buildings include Laurel Office Park III of Livonia, 5600 New King Drive of Troy, Wilshire North and West of Troy, and North Valley II of Farmington Hills.
To be awarded an Energy Star certification, a building must score at least 75 points on a 100-point scale. In order to determine a score, the gas, electric, and water usage levels are analyzed in comparison to buildings of similar size and nature in the area. In an effort to have their buildings reach Energy Star’s standards, Friedman’s Construction team has replaced T12 light bulbs with more efficient T8 light bulbs, and have also installed sensors that turn off lights automatically when tenants are not present.
In addition to working to keep electric costs low, Friedman has implemented recycling programs at many of its managed properties. Large recycling bins are strategically placed in areas with high paper volume, such as next to printers and in copy rooms. The bins are regularly collected so its contents can be recycled. There are also additional bins to collect commonly used materials such as plastic, cardboard, and tin.
Energy Star certification is not only about being environmentally responsible. The reductions in energy usage and gains in efficiency mean reduced operating costs for property owners and tenants, increasing the overall physical and financial performance of a property.
