CHALLENGES: A bypass was put in which directed most of the traffic from the main thoroughfare (East Tanque Verde) away from the center. The bypass changed the dynamic of the retail synergy in the area, and most retailers moved west so as to not be impacted by the new traffic pattern. Friedman needed to remerchandise the center with more “destination” type uses.
SOLUTIONS: Friedman’s Management team repaired roofs and monument signs, parking lots were resealed and re-striped. Friedman’s Leasing team has attracted Southgate Academy (charter school), Brawleys, Viai Montessori Preschool, Lasagna and More and Heavenly Glow Tanning. As a result of upgrades to both the buildings and the site the Leasing team was able to retain both PETCO and RUBS Massage.
RESULTS: Occupancy rate was 31.9% and is now at 86%, therefore increasing the overall value of the shopping center.
