Challenges: When Friedman began managing this asset in 2005, the property suffered from a lack of attention to detail. Landscape beds were in disarray, signage was inconsistent, the facade required sealant and EIFS repairs and the parking lot required a 10 year capital renovation plan. Friedman was also faced with overseeing the construction of over 50,000 SF.
Solutions: Determine the scope of work for renovating the landscaping islands and executed the plan utilizing our landscaper, created a consistent signage plan integrating a new Arborland logo, addressed the facade issues, and devised a long-term asphalt preservation and repair plan. Transform existing Borders Books and Circuit City locations into three separately cohesive store identities.
Results: Friedman was able to create three spaces expressing the proper brand images for Five Below, Ulta and Nordstrom Rack. Arborland became one of the most well-maintained properties in the area with occupancy over 95%. Under Friedman’s management, we consistently received compliments from our tenants.
